The Vision

Our collaboration with Leeds Beckett University (LBU) involved the intricate refurbishment of workspace within the Rose Bowl building, the home of Leeds business school. The project presented unique challenges, including tight deadlines, live operational environments, and the necessity to minimize disruption to ongoing university activities. Our goal was to transform the space into a modern, functional, and inspiring environment that aligns with LBU’s high standards and future aspirations.

The Workspace

In redesigning the space we aimed to create an environment that supports both learning and administrative functions while promoting a sense of community and well-being among students and staff. The refurbishment spanned over 5,000 sqft, encompassing teaching spaces on the 3rd and 4th floors, as well as office areas.
We introduced flexible learning spaces with adaptable furniture and movable partitions, allowing the environment to be reconfigured easily for various activities, methods and group sizes. To foster collaboration and informal interactions we dedicated specific areas as breakout zones and group working booths

Embracing biophilic design principles, we incorporated natural materials like wooden flooring and green walls to create a calming atmosphere beneficial for learning and well-being. The modern amenities included state-of-the-art audiovisual equipment, high-speed internet access, and energy-efficient lighting systems, enhancing the functionality and sustainability of the space.
The design focused on a modern yet welcoming ambiance, with clean lines, ample natural light, and a palette of calming pastel colours. This environment not only enhances the educational experience but also reflects the university’s commitment to sustainability and innovation.

The Delivery

Delivering the Rose Bowl project required meticulous planning and coordination, particularly given the live operational environment of the university. The refurbishment was executed in phases to ensure continuous use of the building with minimal disruption.
In the first phase, we prioritised the 3rd and 4th-floor teaching spaces, completing these areas first and handing them over to the university before the new academic year began, ensuring they were ready for use as scheduled. The second phase concentrated on the office spaces, carefully timed to avoid peak periods and ensure the smooth relocation of staff.
To manage construction within a live environment, we employed sustainable hoarding to segregate construction areas, ensuring safety and minimal disruption to students and staff. Regular coordination meetings with LBU’s management and stakeholders facilitated clear communication and timely resolution of any issues. Strategic scheduling allowed us to complete critical upgrades to M&E systems, including interim fire alarms and phased HVAC shutdowns, with minimal impact on building operations. Temporary relocations of staff were arranged as necessary to facilitate uninterrupted work.
