How Will The Cost of Office Space in Leeds Change Over The Next 5 Years?
It’s no secret that Newcastle is one of the UK’s most popular spots for high-end office space, with a culture built on hard work and some brilliant views across the River Tyne.
Across the North, Birmingham is often referenced as the UK’s second city, with Manchester a strong contestant for that spot also, but new developments are shooting up in the North East. These stunning new builds are helping establish Newcastle as a major player for Grade A office space outside of London.
Here’s what the current state of play looks like…
One of the most talked about developments currently is 1 Pilgrim Place – a 250,000 sq ft build with office space available from 2027. The build itself is due to be completed later this year, so businesses will be able to scope out the opportunity and explore whether it’s right for them.
Across other developments in Newcastle, it’s estimated that the average rent rate is around £32 per sq ft. A rate which is proving to be seen favourably by businesses looking to move into the area, as Newcastle saw an impressive start to 2025, with 481,000 sq ft let across the city – it’s best since pre-COVID.
Whilst there are a growing number of new builds popping up across the North East, it’s been recorded that from current office space, just 15% of commercial spaces in these two cities have an EPC rating of B or above.
Essentially, this means that commercial workspaces throughout Newcastle will need to be brought up to an EPC B in the next five years if the proposed 2030 deadline is confirmed.
